This page sets out important disclaimers about Property Passport UK. Please read carefully.
2. Not Advice
We are a neutral data infrastructure platform. Information displayed is for reference only. Always consult qualified professionals before making property decisions.
3. Aggregator, Not Originator
We aggregate and display data from publicly available sources. We do not create, generate, or independently verify the underlying data.
The accuracy and completeness of data depends on the original source providers. Source attribution is displayed alongside all data.
4. No Warranties or Representations
Information is provided "as is" without warranties of any kind, express or implied. We do not warrant that data is accurate, complete, current, or fit for any particular purpose.
We do not guarantee uninterrupted access to the platform.
5. Reliance and Limitations
You should not rely solely on information displayed on Property Passport UK for any decision relating to property purchase, sale, rental, insurance, mortgage, or any other transaction.
Data may be incomplete, outdated, or subject to error. Always verify information with original source providers and qualified professionals.
6. Property Completion Score
The Completion Score is an indicative measure of data availability only. It does not indicate property quality, condition, safety, or value.
It should not be used as a basis for any property decision. See /methodology for how it is calculated.
7. Professional Users
Professionals using Property Passport UK (agents, conveyancers, surveyors) remain fully responsible for their own professional judgements and obligations.
Access to Property Passport data does not replace professional due diligence.
8. Corrections and Disputes
If you believe data is inaccurate:
- For public data, contact the source provider directly.
- For user-provided data, the property owner can update it.
- For all other concerns, contact us at corrections@propertypassport.uk or via /contact.
We will review reported inaccuracies promptly.
8A. Property Identity Shield (Blockchain Verification)
The Property Identity Shield is an optional paid feature that issues an identity and verification reference on a public blockchain. It is subject to the following specific disclaimers:
- It does not represent legal title, beneficial ownership, or any statutory interest in real property.
- It does not replace HM Land Registry registration or professional conveyancing.
- The Supabase/Postgres database remains the operational system of record; the blockchain layer is identity and verification reference only.
- Once minted, an on-chain record is permanent. Property Passport UK cannot delete or recall it.
- Availability of the public verification page depends on third-party blockchain infrastructure outside our control.
