How EPC improvement ROI is calculated

This calculator uses typical UK installation costs (2024 market rates) and typical annual energy bill savings for each improvement type. The payback period is the mid-point installation cost divided by the total annual saving. The 10-year and 25-year net figures show total savings over those periods minus the upfront cost.

Actual costs depend on your specific property, installer, and region. Savings will vary with energy prices, usage patterns, and how well each measure is installed. Use this calculator for initial budgeting and planning, not as a formal quote.

Understanding EPC ratings

Energy Performance Certificates (EPCs) rate a property from G (least efficient) to A (most efficient). The rating reflects estimated energy use per square metre and is expressed as a SAP (Standard Assessment Procedure) score. An EPC is required whenever a property is built, sold, or let.

RatingSAP scoreDescription
A92–100Most efficient
B81–91Very efficient
C69–80Good — minimum for landlords (proposed)
D55–68Average UK home
E39–54Below average — current minimum to let
F21–38Poor — cannot be let legally
G1–20Very poor — cannot be let legally

Frequently asked questions

How much does it cost to improve an EPC rating?
Costs vary enormously depending on the improvements needed. Draught proofing can cost as little as £100–£400, while solid wall insulation (external) can run to £8,000–£20,000. An air source heat pump typically costs £8,000–£15,000 before any grant. For most properties moving from an E or F rating to a C, a realistic total spend is £5,000–£25,000 depending on what is already installed.
What are the biggest energy savings improvements?
The improvements delivering the highest annual savings are typically solar panels (around £600/year including export tariff income), air source heat pumps replacing a gas boiler (around £400/year), and solid wall insulation (around £450/year). Combining several measures compounds the benefit significantly.
Are there grants available for EPC improvements?
Yes. The Boiler Upgrade Scheme offers £7,500 towards an air source heat pump. ECO4 provides fully funded insulation for lower-income households. The Great British Insulation Scheme supports loft and cavity wall insulation. Local authority flexible eligibility (LA Flex) schemes vary by area. Always check eligibility before committing to a full-price installation.
Do landlords have to meet minimum EPC requirements?
Currently, privately rented properties in England and Wales must have a minimum EPC rating of E to be legally let. The government has consulted on raising this to C for new tenancies from 2028 and all tenancies by 2030, though this has not yet been legislated. Landlords should plan ahead to avoid being unable to re-let their properties.
How long does a solar panel installation take to pay back?
At current energy prices (2024–2026), a 4 kW solar panel system typically pays back in 6–10 years when combining reduced electricity bills with Smart Export Guarantee (SEG) payments for exported energy. Households with higher daytime electricity use and battery storage tend to see payback at the shorter end of that range.
