About HM Land Registry Price Paid Data

HM Land Registry Price Paid Data (PPD) records every residential property sold at market value and registered with HMLR in England and Wales since January 1995. It is the authoritative source of historic sold prices for approximately 19.35 million transactions.

The dataset is published monthly under the Open Government Licence and covers all standard residential transactions. Non-standard transactions (e.g. repossessions, buy-to-let transfers, right-to-buy at discount) are flagged separately in the additional price paid data.

Property Passport UK links Price Paid records to UPRN identifiers where available, so you can see the full history of a specific property rather than just the address.

Each HM Land Registry sold price record includes the full address, sale price, completion date, property type (detached / semi-detached / terraced / flat), whether it is freehold or leasehold, whether it is a new build, and the UPRN where available.

Why might a property have no sold price history?

Some properties have no HMLR sold price history for several reasons: the property has never been sold since 1995, it was transferred rather than sold (e.g. inheritance or gift), it was sold below market value, or the transaction was not required to be registered with HM Land Registry (e.g. some leases under 7 years).

Does the sold price include stamp duty or fees?

No. The HM Land Registry Price Paid Data records the final agreed sale price only — it does not include Stamp Duty Land Tax, legal fees, surveyor costs, or any other transaction costs.
