What is an EPC rating?

An EPC (Energy Performance Certificate) rating measures a property's energy efficiency on a scale from A (most efficient) to G (least efficient). EPC certificates are required by law when a property is built, sold, or rented. Property Passport UK sources EPC data from the official government EPC Register.

How does Property Passport UK get its data?

Property Passport UK aggregates data from official UK government sources including HM Land Registry (title and price paid data), the EPC Register (energy performance certificates), Ordnance Survey (addresses and UPRNs), and the Environment Agency (flood risk assessments). All data is attributed to its source.

What is HM Land Registry title data?

HM Land Registry (HMLR) is the government agency that registers the ownership of land and property in England and Wales. Title data includes the current owner, whether the property is freehold or leasehold, and the price paid in registered transactions. Property Passport UK surfaces this data free of charge.

What is a Property Passport?

A Property Passport is a verified digital record for a single property that consolidates all known data including EPC certificates, Land Registry title information, sold price history, flood risk, and owner-uploaded documents. It persists across ownership changes, building a permanent record for the property.
