Lenders and conveyancers treat gifts as higher risk for fraud and clawback. Use this list to reduce last-minute friction — your solicitor applies the law to your facts.

Tick when your conveyancer confirms each item is satisfied. Requirements vary by lender and donor relationship.

Your lender’s gifted deposit rules are read (caps, relationship, repayment expectations).
Your conveyancer has issued or requested the correct gift declaration template.
Donor ID and address evidence is ready for anti-money laundering checks.
Donor can explain source of funds to the satisfaction of your conveyancer (not just “savings”).
Bank statements show the gift path clearly and match the amounts on the mortgage application.
You understand whether the gift creates a second charge or is truly a gift with no repayment.
If relevant, you have noted inheritance tax / seven-year gifting context with a tax adviser (not assumed here).
Funds will arrive in time for the lender’s completion deadline and your conveyancer’s ledger rules.
