How this guide is organised
UK government property data is published by many different agencies under different licences with different update cycles. This guide groups the major datasets by publisher and explains what each contains and how to access it.
HM Land Registry (HMLR)
Title Register
The official record of registered land and property in England and Wales. Each register entry shows the owner, any charges (mortgages), restrictions, easements, and covenants. Around 87% of land in England and Wales is registered. Access: gov.uk/search-property-information-land-registry. Cost: £3 to £7 per document.
Title Plan
The boundary plan for each registered title. Access: same portal as title register. Cost: similar.
Price Paid Data (PPD)
Every residential property transaction since January 1995 sold at market value. Includes sale price, date, property type, tenure, and partial address. Open data, free, updated monthly. Access: landregistry.data.gov.uk.
Property Alert Service
A free service that notifies you of any registered activity on a property you own. Useful for fraud prevention. Access: gov.uk/protect-land-property-from-fraud.
INSPIRE Polygons
Geographic polygons for each registered title, used for boundary mapping. Open data, available via the HMLR API.
Ordnance Survey (OS)
AddressBase
The definitive address dataset for Great Britain. Every addressable location with a UPRN. Used by all UK public services. Some products are open data (AddressBase Core) and some are licensed.
MasterMap
Detailed topographic mapping of Great Britain. Includes building footprints, roads, paths, and natural features. Licensed, but available free to public sector and through educational licences.
Land Use Data
Land cover and land use classifications.
USRN (Unique Street Reference Number)
The street equivalent of UPRN, used by highways authorities.
Environment Agency (EA)
Flood Map for Planning
River and sea flood zones (1, 2, 3a, 3b) for England. Open data. Access: gov.uk/check-long-term-flood-risk and via the EA API.
Surface Water Flood Map
Surface water (pluvial) flood risk by location. Open data.
Reservoir Inundation Maps
Areas at risk if a specified reservoir were to fail. Open data.
Real-time flood warnings
Current flood warnings and alerts by area. Open data via the EA API.
River level data
Real-time water levels at monitoring stations. Open data.
Department for Energy Security and Net Zero (DESNZ)
EPC Register
Every Energy Performance Certificate issued in England and Wales since 2008. Around 25 million certificates have been issued. Open data via epcregister.com and an API. Includes the SAP score, recommended improvements, floor area, fuel type, and other technical data.
Display Energy Certificates (DEC)
Energy certificates for public buildings.
Boiler Upgrade Scheme records
Public records of grants paid under the BUS scheme.
Historic England
National Heritage List for England
Every listed building, scheduled monument, registered battlefield, registered park or garden, and World Heritage Site in England. Around 380,000 entries. Open data via historicengland.org.uk/listing/the-list and an API.
Heritage at Risk Register
Listed buildings at risk of loss or decay. Open data.
Cadw (Wales equivalent)
Cof Cymru
The equivalent National Heritage List for Wales.
Valuation Office Agency (VOA)
Council Tax Bands
The current council tax band for every dwelling in England and Wales. Open data via gov.uk/council-tax-bands.
Business Rates
Rateable values for non-domestic properties. Open data.
Rateable Values Lists (NDR)
Historical rateable values.
Local authorities
Planning Portals
Each local authority maintains its own planning portal showing applications, decisions, and conditions. Standards vary widely. The MHCLG Planning Data Platform aggregates some data centrally.
Conservation Area Maps
Each local authority publishes its conservation areas. Not centrally aggregated.
HMO Registers
Mandatory and additional licensed HMOs by local authority. Not centrally aggregated.
Land charges
Local land charges register entries (planning enforcement, conservation, tree preservation orders, etc.).
Coal Authority
Coal Mining Risk Areas
Historic and current coal mining hazards. Open data via the Coal Authority and used in conveyancing searches.
British Geological Survey (BGS)
GeoSure
Ground stability hazards (subsidence, swelling clay, soluble rocks, landslide, compressible ground, running sand). Free for non-commercial use.
Borehole records
Recorded boreholes for groundwater and ground investigation.
Geological maps
1:50,000 and 1:625,000 scale geological mapping of Great Britain.
UK Health Security Agency (UKHSA)
Radon Atlas
Indoor radon exposure risk by area. Open data.
Ofcom
Broadband and Mobile Coverage
Available broadband speeds and mobile coverage by postcode. Open data via ofcom.org.uk.
Office for National Statistics (ONS)
Census 2021
Population, household composition, ethnicity, language, deprivation. Open data.
English Indices of Deprivation (IMD)
Deprivation rank for every LSOA. Open data.
Index of Private Housing Rental Prices
Rental price changes by region and quarter. Open data.
House Price Index
Property price changes by region and month. Open data.
