A property history check is a review of a property's publicly available records, including past sale prices, ownership history, EPC energy certificates, planning applications, and environmental risks. In the UK, most of this information is held by official government bodies and is available free of charge.
Before making an offer on a property, or even before booking a viewing, running a basic history check can help you:
- Understand whether the asking price is in line with recent sale prices
- Check whether the property has been sold frequently (possible sign of problems)
- Verify the EPC rating before committing to energy costs
- Identify any planning history that could affect value or use
- Assess flood risk and environmental factors
- Confirm tenure (freehold or leasehold) and any relevant restrictions
What Can You Find Out About a Property's History, For Free?
1. Sold Price History
**Source:** HM Land Registry Price Paid Data
Every registered property transaction in England and Wales since January 1995 is held by HM Land Registry and is publicly available. You can view:
- Every price paid at the address since 1995
- The date of each sale
- Whether it was freehold or leasehold
- Whether it was a new build or resale
**How to check:** Search the property on Property Passport UK or the HM Land Registry website. The sold price history section shows every transaction since 1995.
2. EPC Energy Performance Certificate History
**Source:** Official EPC Register (Ministry of Housing, Communities and Local Government)
EPC certificates are valid for 10 years and are required when a property is sold or let. The EPC Register holds all certificates for properties in England and Wales from 2008 onwards. You can view:
- The current and previous EPC ratings (A–G)
- The certificate date and expiry
- The recommended improvements and their estimated cost
- The property's energy efficiency score

3. Planning History
**Source:** Local Planning Authority / Planning Portal
Planning applications, permitted development notifications, and planning decisions are held by the local council. You can search for:
- Past planning applications (extensions, loft conversions, change of use)
- Whether planning was granted or refused
- Conditions attached to past approvals
- Listed building consent applications

4. Current Ownership and Tenure
**Source:** HM Land Registry Title Register
For properties registered with HM Land Registry (the majority of properties in England and Wales), the title register shows:
- The current registered owner's name
- Whether the property is freehold or leasehold
- The date of the last registered transaction
- Any charges (mortgages) registered against the property
- Restrictive covenants and rights

5. Flood Risk
**Source:** Environment Agency
The Environment Agency classifies properties into flood zones based on their risk of flooding from rivers and the sea:
- **Zone 1:** Low probability (less than 1 in 1,000 annual chance)
- **Zone 2:** Medium probability (between 1 in 100 and 1 in 1,000)
- **Zone 3a:** High probability (greater than 1 in 100)
- **Zone 3b:** Functional floodplain (regularly flooded)

6. UPRN, The Property's Official Identifier
Every addressable property in Great Britain has a **UPRN** (Unique Property Reference Number), a unique 12-digit number assigned by the Ordnance Survey. The UPRN links all records for a property across different databases (Land Registry, EPC, council tax, planning).

What You Cannot Find Out For Free
Some property history information is not in the public domain or requires a fee:
- **Subsidence claims or structural history**, not publicly held; may be disclosed in a seller's Property Information Form or via a specialist search
- **Historic uses of the land**, specialist environmental searches are needed (usually ordered by a solicitor)
- **Full title history pre-1995**, only the current register and recent transactions are freely accessible
- **Restrictive covenants and rights of way**, the detailed text requires downloading the title register (£3 from HMLR)
- **Building regulation completion certificates**, held by the local council; may need a formal search
- **Japanese knotweed or contamination**, environmental surveys required
