Certificates, not just invoices
Electrical safety in UK homes is demonstrated through formal certificates when work is carried out or when a periodic inspection is done.
Common document types
EIC (Electrical Installation Certificate): issued for major new work or full rewires.
Minor Electrical Installation Works Certificate: smaller additions and alterations.
EICR (Electrical Installation Condition Report): periodic inspection, often requested in lettings and increasingly in sales.
What to ask sellers
Ask for the most recent EICR if one exists, plus certificates for any visible recent work such as kitchens, extensions, or outbuildings. Cross-check dates with guarantees.
