Section 1: Your Existing Mortgage Details
You will need to provide the new lender with details of the mortgage you are replacing. Gather:
- [ ] **Lender name and account number** — on your mortgage statement or annual summary
- [ ] **Outstanding balance** — most recent statement or log into your lender's portal
- [ ] **Current monthly payment** — from your bank statement or direct debit schedule
- [ ] **Remaining term** — how many years/months are left
- [ ] **Current interest rate** — the rate you are currently paying
- [ ] **Deal expiry date** — when your current fixed rate or tracker ends
- [ ] **Early Repayment Charge details** — from your original mortgage offer document or lender portal
Section 2: Property Details
- [ ] **Registered address** — ensure it matches your Land Registry title exactly
- [ ] **Tenure** — freehold or leasehold (if leasehold, note remaining years on the lease)
- [ ] **Estimated current value** — many lenders conduct their own valuation, but your estimate is needed for the application; research recent comparable sales locally
- [ ] **Any charges or restrictions on title** — if you are aware of any charges beyond the existing mortgage (second charge loans, charging orders), flag these to the broker/lender
- [ ] **Leasehold details** (if applicable):
- [ ] Annual ground rent (and any escalation clause)
- [ ] Annual service charge
- [ ] Name and contact details of the freeholder or managing agent
- [ ] Whether the lease has been reviewed or has any unusual clauses

Section 3: Identity and Address Verification
All lenders must verify your identity and address under anti-money laundering regulations.

- [ ] **Proof of address** — utility bill, council tax bill, or bank statement dated within three months, showing your current address
- [ ] **Electoral roll registration** — confirm you are registered at your current address (check at gov.uk)
Section 4: Income Evidence — Employed Applicants
- [ ] **Last three months' payslips** (paper or PDF from your employer's portal)
- [ ] **Latest P60** (issued by employer after each April 5 tax year-end)

Section 6: Outgoings and Commitments
Lenders will assess your affordability by examining your committed outgoings. Be prepared to declare:
- [ ] **Existing loan repayments** (personal loans, car finance — monthly amounts and remaining terms)
- [ ] **Credit card balances** (and minimum monthly payments)
- [ ] **Student loan** (lenders see this on payslips but you should declare it)
- [ ] **Childcare costs** (monthly amount and expected duration)
- [ ] **Any maintenance or child support payments**
- [ ] **Ground rent and service charges** (if applicable on your current home)
Bank statements are reviewed to verify declared outgoings — undeclared commitments visible on statements may cause queries or delays.
