Why Damp Is So Often Misdiagnosed
Damp is one of the most common defects flagged during property surveys, and one of the most frequently misunderstood. The three main categories of damp have entirely different causes, different remedies and very different costs. Understanding which type you are dealing with is essential before spending money on treatment.
The Three Types of Damp

Condensation is by far the most common cause of apparent damp in UK homes, yet it is routinely misidentified as rising damp by companies selling DPC injection treatments.
When Should You Commission a Damp Survey?
You should arrange an independent damp survey if:
- Your RICS surveyor has flagged damp as a Condition Rating 2 or 3
- You can see tide marks, salt crystallisation or crumbling plaster at low level
- The property is Victorian or Edwardian with solid brick walls and an original or uncertain DPC
- The seller has disclosed previous damp treatment
- Mould growth is present beyond what would be expected from normal condensation
Independent Survey vs Remedial Company Survey
This distinction is critical. Many "free damp surveys" offered by remediation companies are not independent assessments, they are sales visits.
Always commission an independent damp survey from:
- A RICS-registered building surveyor with damp expertise
- A member of the Property Care Association (PCA) who operates independently of any treatment company
- A specialist independent damp consultant
A reputable independent surveyor will use a calibrated electronic moisture meter alongside visual inspection, and will not offer to sell you the treatment.
What a Damp Survey Involves
An independent damp surveyor will:
1. Take moisture readings at multiple points using a capacitance or resistance meter
2. Inspect externally for defective pointing, flashing, gutters, airbricks and ground levels
3. Inspect internally for the pattern and height of any damp staining
4. Assess the ventilation of the property
5. Distinguish between rising damp, penetrating damp and condensation
6. Provide a written report with identified cause, recommended remediation and indicative costs

Red Flags in Older Properties
Properties built before approximately 1919 are at higher risk because they were built with solid walls, lime mortar and original slate DPCs. Look out for:
- High external ground levels bridging the DPC
- Blocked airbricks preventing underfloor ventilation
- Failed or missing lead flashings around chimney stacks and dormers
- Cementitious repointing trapping moisture in solid-wall construction
What to Do After the Survey
If rising or penetrating damp is confirmed, obtain at least two quotes from PCA-registered contractors. Penetrating damp repairs are almost always cheaper because they target the specific defect rather than the whole wall. If condensation is the primary cause, ventilation improvements are typically low cost and highly effective, no injection treatment is required.
