Property Passport UK — Press & Media

Property Passport UK is building a digital property record for every residential property in England and Wales — bringing together public register data, structured context, optional buyer intelligence Reports, and transaction-ready information in a single, property-centred system.

The company is property data infrastructure: a persistent layer keyed to UPRNs, not a portal or listing business. The Property Passport is the long-lived record; paid Reports are time-stamped PDF intelligence products for decision moments.

Geography

UPRN-centric property record

Positioning

Infrastructure — not a listing site

Market volume figures describe annual residential transaction flow in England and Wales; exact definitions vary by source. We use them as context for systemic friction, not as proprietary statistics.

Company overview

What it is. Property Passport UK is a technology platform that maintains a structured digital record for each residential property, anchored to its Unique Property Reference Number (UPRN) and address.

What problem it targets. Property information for a given address is held across many registers, organisations, and private inboxes. Buyers, owners, and professionals repeatedly reconstruct the same picture for every transaction, often with incomplete or late information.

Why it exists. A transaction that ought to be information-led instead behaves like a scavenger hunt. Property Passport UK organises knowledge around the property itself so that public context, intelligence outputs, and owner or professional contributions can accumulate in one place over time.

The problem

  • Register data and risk signals are fragmented across multiple public bodies and formats, with no single property-level substrate for the transaction.
  • Residential deals carry high friction: long timelines, repeated document chasing, and significant economic waste when agreed sales fail to complete.
  • Each transaction rebuilds the same diligence stack. Agents, conveyancers, and surveyors duplicate effort; buyers lack a single, sober view early enough.
  • Information continuity is weak between owners: material facts and evidence often do not persist in a structured way when a property changes hands.

The solution

UPRN / property-based core

Each record is tied to a verifiable property identity so public and permissioned data can be assembled consistently.

Registers + structure + intelligence

Official sources are combined with structured presentation, explicit provenance, and optional buyer Reports for decision-grade PDF output.

Evolving Property Passport

The Property Passport is designed to accumulate Documents, Media, Tasks, Events, Stakeholders, and Completion Score over time — unlike a one-off printout.

Shared infrastructure posture

Neutral access model for authorised roles: the platform does not replace regulated advice but supports professionals with a common factual layer.

What makes it different

vs property portals

Portals market availability for properties currently on sale or rent. Property Passport UK explains the property itself and keeps a record independent of any listing.

vs static reports

A PDF is a snapshot. The Property Passport is intended as a durable, permissioned workspace for evidence and collaboration across ownership changes.

vs ad hoc tools

Point solutions reduce one pain point. Property Passport UK targets a single property-level system of reference that stakeholders can share under clear access rules.

Product overview

1. Public Property Record

Searchable property profile assembling official context — including energy performance, transaction history where matched, environmental and locality signals, and other public layers as integrated. Coverage and match quality can vary by property; gaps are surfaced in-product where the architecture does so.

2. Intelligence Reports (paid PDFs)

Reports are time-stamped intelligence products purchased at a point in time. They are distinct from the Property Passport asset. The Buyer Due Diligence File (£99) is not a “Property Passport ” purchase — it is a PDF dossier tier.

  • Core Property Report — £19
  • Buyer Intelligence Report — £49
  • Buyer Due Diligence File — £99
  • Full Bundle — £129

Separate record-layer programmes may be priced separately from the PDF ladder. See Pricing for commercial detail.

Market context

England and Wales complete on the order of one million residential transactions annually. A material share of agreed sales historically fails before completion, with well-documented costs for consumers and professionals.

Regulatory and industry expectations for structured material information are rising. Buyers expect digital access to facts earlier, while professionals face repeated assembly of the same evidence. Property Passport UK is positioned as infrastructure that reduces duplication rather than as another consumer search venue.

Founder & company

Property Passport UK Ltd is a UK company building national property data infrastructure for England and Wales.

The platform was founded by Joe Stratton, who leads product, engineering, data, and strategy. The work originated from the practical observation that residential transactions waste effort on information assembly that should belong with the property, not lost between owners and cases.

Progress to date

  • Production platform live with public property search and property-level public surfaces.
  • National-scale property indexing at the tens-of-millions scale for England and Wales.
  • Integrations and pipelines for core UK public datasets (including HM Land Registry, EPC Register, Ordnance Survey, Environment Agency, and connectivity context) — with ongoing expansion and hardening.
  • Buyer intelligence Reports product ladder implemented with payment infrastructure.
  • Multi-role authenticated product surface for consumers and professionals — adoption remains early-stage.

Boilerplate — short

Property Passport UK builds property data infrastructure for England and Wales: a UPRN-centred digital record that aggregates public register data with optional buyer intelligence Reports and owner or professional contributions — persistent across ownership, not tied to a listing.

Boilerplate — long

Property Passport UK Ltd provides a property-centric digital record for residential properties in England and Wales, keyed to official addressing and UPRN references. The platform assembles structured context from authoritative UK sources, exposes explicit provenance and gap handling where designed to do so, and offers optional time-stamped PDF intelligence Reports for decision support. The Property Passport is the long-lived record layer; it is not synonymous with any single paid Report. The company positions itself as market infrastructure — complementary to estate agents, conveyancers, and surveyors — and not as a property portal.
