The Friday Problem
Friday accounts for roughly 40–50% of all residential completions in England and Wales. Buyers want to use the weekend to settle in before returning to work. But Friday completions create several problems:
**Removal company premiums:** Friday demand peaks mean higher prices. On a 3-bedroom house move, Friday can cost £200–£400 more than the same job on a Wednesday.
**Solicitor delays:** Completion funds are transmitted through busy banking and conveyancing systems. Confirmation may not arrive until mid-afternoon, leaving little time to complete the move.
**No fallback day:** If something goes wrong on a Friday — delayed funds, a chain problem, a last-minute legal issue — there is no further working day until Monday. A weekend in limbo is a genuine risk.
Cheaper Completion Days
Monday to Thursday completions are consistently cheaper and less stressful. Tuesday to Thursday is ideal:
- Removal companies available at standard rates
- Solicitors at normal staffing levels
- Problems can be resolved the same day if they arise
- You still have evenings and a weekend to unpack before returning to work

The Month-End Premium
Conveyancers and mortgage lenders push completions toward month-end for accounting convenience. The last Thursday and Friday of each month are peak completion days, with removal premiums matching Friday rates.

Seasonal Variation
**Summer (June–August):** Peak season. Removal companies are fully booked, prices are highest (15–25% above winter), and popular slots are taken weeks in advance. Move in summer if you must; book early.
**Autumn (September–November):** Quieter. Prices moderate. Good weather for moving. A strong choice if you have flexibility.
**Winter (December–February):** The quietest period. January and early February are the cheapest months of the year for removal services — discounts of 10–20% versus summer. Avoid the Christmas period itself due to logistics, but January is excellent value.
**Spring (March–May):** Prices begin rising as demand builds toward summer. March is reasonably priced; April and May see increasing premiums.
Practical Tips
1. Propose Tuesday or Wednesday when agreeing completion date — most sellers are flexible.
2. Avoid the last three working days of any month.
3. In summer, book your removal company six to eight weeks in advance.
4. January and February offer the best removal availability and pricing for flexible buyers.
