As energy costs remain high and buyer awareness of running costs grows, the EPC rating of a property has an increasing impact on saleability and price. Properties rated A or B sell faster and command a premium; properties at F or G face increasing challenges as buyers factor in the cost of improvement.
Does EPC Rating Affect Property Value?
Research from lenders and property portals consistently shows:
- Properties rated A or B sell for 2–5% more than equivalent properties rated D
- Properties rated F or G can sell for 5–10% less than equivalent D-rated properties
- The premium for high EPC ratings is growing as energy prices and MEES regulations tighten
For a £350,000 property, the gap between an A and an F rating could represent £17,500–35,000.
Quick Wins: Low Cost, High EPC Impact
Loft insulation
- Cost: £300–£700 (professional installation for a standard semi-detached)
- EPC impact: Can improve by 1–2 bands
- Buyer perception: Highly visible; buyers and their surveyors check loft insulation
- Free scheme availability: ECO4 scheme may cover this free for eligible households
Cavity wall insulation
- Cost: £400–£800 (pre-1990s properties with a cavity)
- EPC impact: Up to 1 band improvement
- Caveats: Not suitable for all properties; check that walls are cavity and that the cavity is unfilled before proceeding
Hot water cylinder insulation (if applicable)
- Cost: £20–50 for a jacket
- EPC impact: Minor but measurable
LED lighting
- Cost: £50–£200 to replace all bulbs
- EPC impact: Small improvement; all modern assessors check lighting
Draught proofing
- Cost: £100–£250 (professional)
- EPC impact: Small; improves the thermal performance rating
Medium Investment Improvements
Boiler replacement
- Cost: £2,500–£4,000 for a modern combi boiler with installation
- EPC impact: Replacing an old G-rated boiler with an A-rated modern condensing boiler can improve the EPC by 1–2 bands
- Buyer perception: A new boiler with a 10-year guarantee is a strong selling point
- Boiler Upgrade Scheme: Government grant of £7,500 is available for heat pump installation (see below)
Double glazing
- Cost: £3,000–£7,000 for a full house
- EPC impact: Replaces E-rated single glazing with C-rated or better double glazing
- Caveats: Replacement windows in conservation areas or listed buildings require approval
Larger Improvements (Higher Investment)
Solar PV panels
- Cost: £6,000–£10,000 for a 3–4kWp system
- EPC impact: Can achieve A rating for otherwise C/D-rated properties
- Payback: 7–12 years depending on usage and export tariff
- Buyer perception: Mixed — buyers value the lower bills but some are cautious about panel ownership, roof warranty, and future removal
Heat pump (air source or ground source)
- Cost: £10,000–£20,000 installed
- Government grant: £7,500 via the Boiler Upgrade Scheme
- EPC impact: Can improve by 2–3 bands for well-insulated properties
- Suitability: Works best in well-insulated properties; less effective in draughty Victorian houses without significant additional insulation
What Not to Do Before Selling
- Do not improve if you cannot demonstrate the work in the new EPC: Instruct an assessor only after improvements are complete to capture the full benefit
- Do not spend more than the expected value uplift: Calculate the likely price benefit against cost
- Do not improve leasehold properties without checking lease consent: Some leases require freeholder approval for external works
