Start with date and property type
Confirm the assessment date and that the certificate matches the Property you think you are buying — especially for flats and new conversions where addresses can be ambiguous.
Heating and hot water
These fields drive a large part of modeled demand. Ask whether the boiler has been replaced since the certificate date and whether controls were upgraded.
Recommendations
Treat the recommendations list as prioritised ideas from a methodology, not a mandatory works schedule. Costs and paybacks need quotes.
