Why Being Sale-Ready Matters
The average property sale in England takes 20–25 weeks from acceptance of offer to completion. Solicitor enquiries and document gathering typically account for 6–8 of those weeks. Sellers who have key documents ready at the point of sale can cut weeks off the process and reduce the risk of a buyer losing patience and pulling out.

Documents to Gather Before You Go to Market
Title and Ownership
- **Official copies of title register and title plan** from HM Land Registry (£3 each, available online)
- **Leasehold documents** (if applicable): original lease, any lease extensions, ground rent history, service charge accounts for the last 3 years, building insurance certificate
- **Deeds** (if your property was purchased before Land Registry digitalisation and the title is still unregistered)
Legal and Compliance
- **Indemnity insurance policies**: any existing policies for missing planning consent, building regulations certificates, etc.
- **Planning permissions and building regulations completion certificates** for any extensions, conversions, or significant works
- **FENSA/CERTASS certificates** for replacement windows and doors
- **Electrical installation condition report (EICR)** if you have a recent one
Energy
- **EPC certificate** (must be E or above; required before marketing begins)
Property-specific
- **Gas safety certificate and boiler service history**
- **Warranties and guarantees**: double glazing, cavity wall insulation, new roof, woodworm/dry rot/damp treatment
- **Appliance manuals** for fixtures being sold with the property
- **Japanese knotweed management plan** (if applicable)
The TA6 and TA10 Forms
Your solicitor will send you a **Property Information Form (TA6)** and a **Fixtures, Fittings and Contents Form (TA10)** to complete. These are the primary source of seller-disclosed information for the buyer.
Complete them thoroughly and honestly. Inaccurate or incomplete replies are a major source of enquiries and delays, and may expose you to a misrepresentation claim after completion.
