Selling a house without an estate agent — sometimes called a private sale or FSBO (For Sale By Owner) — is legal in England and Wales and can save the agent’s fee (0.75–1.5% of the sale price). However, the process is more demanding than many sellers expect.
Is It Legal?
Yes. There is no legal requirement to use an estate agent. The key legal requirements are:
- A solicitor or licensed conveyancer must handle the legal transfer of ownership (you cannot do this yourself)
- An EPC must be commissioned before marketing
- You must comply with the Consumer Protection from Unfair Trading Regulations (accurate descriptions, no misleading information)
Methods for Selling Without an Agent
Online property portals (directly)
Rightmove and Zoopla do not list properties from private sellers directly. To appear on these portals, you must use a portal that accepts private seller listings:
- **OnTheMarket (private listings):** Allows private sellers in some areas
- **PurpleBricks, Strike, Yopa (online agents):** Very low cost agents that handle the portal listing on your behalf for a fixed fee; not entirely agent-free but dramatically cheaper
Property listing websites
Several platforms specialise in private sales:

- Private Property UK
Social media
Facebook Marketplace and local community groups can generate genuine local interest, particularly for properties where the buyer pool is likely local.
Word of mouth
Tell neighbours, local businesses, and professional contacts. Many properties sell off-market to local buyers who specifically want to live in a particular street or area.
Property auctions
Selling at auction (online or live) avoids the need for an agent and achieves exchange on the day. Suitable for properties with broad appeal, unusual properties, or where speed is essential. Auction fees typically 2.5–3.5% of sale price.
What You Still Need
Even without an agent, you must:
- **Commission a solicitor:** The legal transfer of ownership requires a qualified professional
- **Commission an EPC:** Legal requirement; costs £60–£120
- **Complete the TA6 and TA10 forms:** Property information and fixtures/fittings forms; your solicitor will guide you
- **Conduct viewings:** You handle these yourself (or with family/friends)
- **Negotiate with buyers:** No agent buffer; you deal directly
- **Market the property:** Photography, description, social media
The Real Savings
Agent fees saved on a £350,000 property at 1.2%: **£4,200 + VAT = £5,040**
This is a real saving. But weigh it against:
- Time spent on marketing, viewings, and negotiation
- Risk of pricing incorrectly without professional valuation advice
- Risk of missing the best buyer by not having access to an agent’s database
- Potential for a buyer’s solicitor to be less cooperative without an agent intermediary
- No agent to proactively manage the chain and chase parties
When It Works
Private sale works best when:
- You already have a likely buyer (neighbour, tenant, colleague)
- You are selling to a developer or investor who has approached you
- The property has unusual characteristics that make standard agent marketing ineffective
- You have the time and confidence to handle the process
- The market is strong and properties sell quickly anyway
When to Use an Agent
A full-fee agent is typically worth the cost when:
- You need maximum exposure to find the best price
- The transaction is complex (chain, unusual property, leasehold with issues)
- You do not have time to manage viewings and negotiations
- You want someone to manage the chain on your behalf
