Safety certificates for landlords
Which safety certificates are required and how to manage them in the passport.
Safety certificates for landlords
Landlords are legally required to hold and provide several safety certificates. Property Passport UK helps you store these and receive renewal reminders.
Required certificates
| Certificate | Frequency | Who must provide |
|---|---|---|
| Gas Safety Record (CP12) | Annual | All landlords with gas appliances |
| EICR (Electrical Installation Condition Report) | Every 5 years | All landlords |
| Fire Safety Risk Assessment | As needed | HMO landlords (mandatory), all others (recommended) |
| PAT Testing | No legal requirement, but best practice | All landlords |
| Legionella Risk Assessment | As needed | All landlords |
