Understanding data provenance

Every piece of data in a Property Passport has a provenance indicator showing where the data came from and how reliable it is.

Confidence levels

Level Meaning
Verified Data confirmed against an authoritative source (e.g. Land Registry, HMRC)
Official Data from an official but non-verified source (e.g. local authority records)
Reported Data entered by the owner or agent — not independently confirmed
Estimated Modelled or inferred data

Data sources

Common sources include:

  • HM Land Registry — ownership, title, price paid
  • MHCLG — EPC certificates and energy data
  • Ordnance Survey — UPRN, address matching
  • Environment Agency — flood risk
  • Local authorities — planning applications and decisions

Why this matters for professionals

When using passport data in legal or financial work, always confirm the confidence level. Verified and Official data can typically be relied upon; Reported data should be independently confirmed.
